And then...

Our buyers pulled out after we lowered the price due to the shit appraisal.

Who DOES that???

"Sure, we'll buy your house at this higher price, but wait...not at the lower price. That would just be plain SILLY, right???"

Ummm...what, you fucking asshats?

We haven't been given a reason why they pulled out at this point. We are hopeful that the seller of the house that we want to buy is flexible because everything is moving ahead with that house beautifully. If she's flexible, we'll push hard to get this house back in the market and sold lickety-split.

If not, our plans are seriously on hold.

I hate not having control. I hate silly people who do nonsensical things. I may never move again after this.

Actually, I'm pissed at your listing agent:
1. He/She should have been well aware of appraisals in your area. There are STRICT guidelines appraisers MUST use. I feel like she lead you on.
2. She/He should have prepped you for the possibility of a lower appraisal and come up with counteroffers way ahead of time.
3. He/She should be ripping the agent of the buyers a new one. Their pulling out is RIDICULOUS!

You have the right to be upset!

I'm so glad to hear that hope is not lost on your new house. I can only imagine how frustrating things are with your current house...but I hope someway, somehow, things can still work out for your new place. My fingers and toes are crossed for you!

What did your realtor say about the price that your house was listed at? Appraisers have standard parameters they must follow, and I'm sure your realtor must have had an inkling that the appraisal might be far below what your listing was. Irritates me to read about this (so I can imagine how you feel)

(now I see my comment is similar to Amy's. oops)

Selling and buying a home is stressful enough but this is outrageous! I'm so sorry to hear this...I definitely hope the house you're looking to buy still goes through and you'll get another offer very quickly on your current home. It looks and sounds great.
